8 Helpful Home Maintenance Hints for March

You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:

  1. Take a look at your lawn mower and give it a quick tune up. You’ll be needing it soon enough!
  2. Examine the exterior foundation grading/slope and ensure water moves away from your home. If water is collecting near the house, you’ll want to get things fixed right away.
  3. Inspect your roof’s surface, flashing, eaves, and soffits; after winter weather, the roof could use a little attention.
  4. Drain approximately 2 gallons from your water heater to eliminate sediment.
  5. Examine, repair and replace caulk and grout around your tubs and showers.
  6. Service your kitchen disposal by grinding several cups of ice cubes.
  7. Check your window and door screens in anticipation of warmer weather.
  8. Vacuum your bathroom vent covers.

As usual, the kitchen is the focal point on interior value.  From there, it’s the bathrooms and wood floors (instead of carpet) which boost your return.  But what folks may be missing is what I call the “big ticket items”.  Buyers are savvy when it comes to research these days.  And when they get the Seller’s Disclosure, they’re looking for these important factors:  The age of the roof, HVAC system and water heater.  So if you have a 30-year roof, and it’s 27 years old, replacing it is a tremendous selling point that may give you the edge over the competition.  The same goes for the other components I mentioned.  The good thing is that you can likely get the value back out of these upgrades.  Let’s face it: buyers will spend their budget on the purchase…and rarely have additional money set aside to replace the roof, HVAC, water heater, etc.  So check up on the ages of these systems.  If they’re near the end of their shelf-life, you may seriously want to consider replacement prior to listing.  If all of them are in great shape, then go ahead and splurge on that big kitchen renovation.

Sure, you can spend a lot on something purely for the personal pleasure of having it—like that outdoor Jacuzzi under the attached gazebo—or you can go the practical route and make an improvement that will increase your home’s market value. If you’re looking to improve the appearance of your home for resale, or you just want an updated look for your own enjoyment, consider a few things before beginning any costly project.

It may not sound very exciting, but it’s the basic improvements you make to your home that may have the greatest return on its value: a beautiful new bathroom won’t make up for a leaky roof.

Below are some examples of a few improvements that usually pay off—and some that rarely make a difference (no matter how much you paid for them) when it comes time to sell your home.

Painting
If you’re planning to sell your home in a year or two, a fresh coat of a neutral-toned paint could make the sale easier. A professional exterior paint job may also recoup close to 75% of its cost. Let’s face it— we all like things fresh-looking.
Kitchen
With just a few basic improvements, your kitchen can practically pay you back with interest! New paint, wallpaper and flooring are always appreciated. Replacing old cabinet hardware is a low-cost improvement that makes a big difference in appearance, according to the Remodeling magazine.
Don’t expect your money back:
Swimming Pool
In a word-don’t! Unless you’re putting it in for you and your family to enjoy, it’s commonly agreed that a swimming pool has no resale value at all.
Picture-Prefect Gardens
If the potential buyer is not horticulturally inclined, chances are your floral handiwork won’t add to the offering price. The same can be said for expensive fences and stone walls-they look nice, but buyers don’t pay up for them.
