Staging Your Home in the Greater Athens Area

Staging Your Home in the Greater Athens Area

Staging your home isn’t just de-cluttering. Let us show you!

Seller Insights
When you’re ready to sell, staging puts your home’s best foot forward. De-cluttering and de-personalizing common rooms is important to the process, but don’t overlook these factors that will leave lasting impressions on buyers (info and photo via KW):
1. Curb Appeal – Make a lasting first impression on buyers by mowing the lawn, power-washing the driveway and sidewalks, and keeping hedges trimmed.
2. Outdoor Social Areas – Adding comfortable seating and games to front porches or covered patios can highlight outdoor features of the home.
3. Storage Space – Buyers are attracted to homes with great storage space. Organize pantries, walk-in closets and utility rooms, and keep doors to these rooms ajar so that buyers know to look inside.
Did you know we have a specialized home staging service? We can walk you through the benefits of staging and show you techniques that will attract the right buyer for your home. Call us today or submit a request for contact to discuss what staging strategies and resources we have available to increase the marketability of your home.

What Not To Do Before Buying A House

What Not To Do Before Buying A House

7 things you may want to try and avoid during the home buying process

The home buying process can be an overwhelming time. Often, things you think may not be important during that process could actually effect you along the way. Here are 7 things to try and avoid along your home purchase journey, via KW!

  1. Don’t make a major purchase. This will change your credit score and possibly disqualify you from a mortgage.
  2. Don’t change jobs unless it’s absolutely necessary. A consistent work history is crucial to lenders.
  3. Don’t give earnest money directly to a For Sale By Owner seller.
  4. Don’t forget to switch utilities. Call the utility companies as soon as you have a contract.
  5. Don’t forget to get hazard insurance as long before closing as possible.
  6. Don’t ignore lender requirement. Be absolutely clear on what the lender requires and take care of it.
  7. Do go it alone. A reliable real estate professional will help you with all the details, including ones you didn’t think of.

Have additional questions or ready to begin the home purchase process? Request a contact from Team JWA, or give us a call today!

Three Signs Your Neighborhood is the Next Big Thing in Athens

Three Signs Your Neighborhood is the Next Big Thing in Greater Athens

And what it might mean to you!

Is your neighborhood the next hot spot? (Info via KW)
If you suspect that your community is the next trendy neighborhood, you might notice the following changes:

New Businesses Are Moving to Your Area:
Hot new restaurants, boutiques, and hip coffee shops might be the first indication that your neighborhood is up-and-coming. Businesses conduct extensive research before setting up shop, so they often detect the next hot neighborhoods before anyone else.
For Sale Homes Are Spending Less Time on the Market:
We will gladly provide you with data on how long homes are spending on the market (referred to as days on market or DOM). The shorter the DOM, the more desirable the neighborhood.
Houses Are Being Renovated with Modern Details:
Homes that have been remodeled with today’s buyers in mind are often the beacons of a popular neighborhood. Look for stylized house numbers, mid-century modern architectural details, and updated landscaping.

Is your neighborhood showing signs that it could be the next hot spot? Feel free to reach out to us for a complimentary home valuation guide to see if now might be the right time to buy, sell, or invest in a new property.

Summer Lawn Care in the Greater Athens Area

Summer Lawn Care in the Greater Athens Area

Smart lawn management can keep things nice and healthy

Summer heat here in the greater Athens area can wreak havoc on your lawn. But don’t despair, smart lawn management can help you keep things nice and healthy this year.  Neat and clean landscaping can often complement the look and feel of your home too! (info and photo via KW)

Here are a few tips:

  • How can you tell if your lawn needs water? Walk across the lawn in the early morning or evening hours. If footprint remain, water is needed.
  • Be sure to water after sunset or before sunrise. Avoid watering when it’s windy or hot outside.
  • Set your mower blade higher – a height of 2 1/2″ to 3″ is ideal. Tall grass encourages deeper root growth and better drought tolerance. And make sure that the blade is sharp. Dull blades thrash the grass, they don’t cut it.
  • Consider mulching your grass. This will return needed nutrients to your yard.

Stay cool out there! For more information on local resources, you can always visit our JWA resource page! And if you or anyone you know need professional real estate advice, please don’t hesitate to contact me. You can give us a call, or take a minute to submit a request to contact!
