decorative image Monthly VideoAccording to the National Association of REALTORS®, existing home sales declined during the month of April after two consecutive months of growth. While demand remains high, the lack of available homes on the market in many parts of the country has kept housing growth at a slower pace.
  Interest Rates decorative image   Interest RatesAccording to Freddie Mac, 30-year fixed rates rose from 4.47 percent to 4.66 percent. This rate remains well below the historical average of 8.90 percent.
  Home Sales decorative image   Home Sales Graph   The National Association of REALTORS® reported home sales at a seasonally adjusted annual rate of approximately 5.5 million homes during the month of April. This was a decrease of 2.5 percent from March and a decrease of 1.4 percent from April of last year.
  Home Prices decorative image   Home Price Graph   The median home price increased to $257,900 in April, which was up 3.2 percent from March and up 5.3 percent from April of last year. The median home price has increased by approximately $12,900 in the past year alone.
  Inventory decorative image   Inventory Graph   There was a 4.0-month supply of housing inventory in April, which was an increase of 14.3 percent from March. The total number of available homes for sale has decreased by 2.4 percent compared to April of last year.

You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:

  1. Take a look at your lawn mower and give it a quick tune up. You’ll be needing it soon enough!
  2. Examine the exterior foundation grading/slope and ensure water moves away from your home. If water is collecting near the house, you’ll want to get things fixed right away.
  3. Inspect your roof’s surface, flashing, eaves, and soffits; after winter weather, the roof could use a little attention.
  4. Drain approximately 2 gallons from your water heater to eliminate sediment.
  5. Examine, repair and replace caulk and grout around your tubs and showers.
  6. Service your kitchen disposal by grinding several cups of ice cubes.
  7. Check your window and door screens in anticipation of warmer weather.
  8. Vacuum your bathroom vent covers.

  4. 4. Examine your thermostat. Clean the heat sensor, contact points, and contacts; check your thermometer’s accuracy and replace if necessary.

You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:

  1. Check your basement windows for drafts and/or cracked panes.
  2. Check on supplies around the home that could will be helpful if there’s a weather related power outage or other emergency. Batteries, non perishable food items, and blankets should be available.
  3. Replace the filter on your furnace to keep it operating as efficiently as possible.
  4. Clean faucet aerators and shower heads.
  5. Reseal grout on counters, walls, and floors to prevent staining.
  6. Drain approximately 2 gallons from water heater to eliminate sediment.
  7. Make sure any decorative lights you put up for the holidays are working properly before hanging them. Anything with a frayed or damaged cord should be discarded.

  4. Clean debris from gutters and ensure down spouts are free of obstruction.
  5. Check for leaks under sinks and toilets.
  6. Check for cracks in your foundation, brick or stucco.
  7. Review emergency procedures and ensure all the members of your family know what to do in the event of a home fire.
  8. Examine your chimney. Clean flue; repair any cracks in flue or any loose or crumbling mortar.
