7 Home Care Tips February 2018 in the Greater Athens Area

This month, be sure to:

  1. 1. Clean the vent duct for your clothes dryer. Fires created by clogged dryer vents are one of the most common causes of house fires.
  2. 2. Test your smoke detectors and carbon monoxide alarms.
  3. 3. Make sure you and your family members know the location of all gas shut-off valves.
  4. 4. Examine your thermostat. Clean the heat sensor, contact points, and contacts; check your thermometer’s accuracy and replace if necessary.
  5. 5. Pull out your refrigerator and clean behind the unit. Be sure to clean off the coils.
  6. 6. Replace or clean furnace filters.
  7. 7. Check your fire extinguishers. Refill or replace as needed.

February 2018 Market Update decorative image Monthly VideoAccording to the National Association of REALTORS®, existing home sales slipped slightly in December. Looking at the entirety of 2017, a modest 1.1 percent increase was posted. While housing demand remains high in many parts of the country, the limited number of available homes for sale has significantly stunted overall growth.
  Interest Rates decorative image   Monthly VideoAccording to Freddie Mac, 30-year fixed rates rose from 3.99 percent to 4.15 percent. This rate remains well below the historical average of 8.90 percent.
  Home Sales decorative image   Home Sales Graph   The National Association of REALTORS® reported home sales at a seasonally adjusted annual rate of approximately 5.6 million homes during the month of December. This was a decrease of 3.6 percent from November and an increase of 1.1 percent from December of last year.
  Home Prices decorative image   Home Price Graph   The median home price decreased to $246,800 in December, which was down 0.2 percent from November and up 5.8 percent from December of last year. The median home price has increased by approximately $13,500 in the past year alone.
  Inventory decorative image   Inventory Graph   There was a 3.2-month supply of housing inventory in December, which was an 8.6 percent decrease from November. The total number of available homes for sale has decreased by 11.1 percent compared to December of last year.

Whether you own a pet (which you likely do!) or if you’re thinking of selling your home in the future, adding these 4 pet friendly features to your home will boost its value – both with potential home buyers and your four-legged friends!

1. Sturdy fence. Pets need a secure, sturdy fence to keep them, well, fenced in. Look for solid materials and a height of at least six feet, and make sure the end structure is escape-proof.

2. Safe plants. Certain plant varieties are toxic to cats and dogs, so look up the names of all plants – whether for indoors or out – before you purchase them to determine their toxicity rating.

3. Easily cleaned flooring. A durable, easily cleaned floor will make any potential pet accidents less of a problem. Carpet may be soft, but it tends to trap hair, allergens and stains.

4. Mudrooms. With pet ownership on the rise, dedicated pet owners are in the market for special features like mudrooms that include handheld pet showers or utility sinks.

When the ball drops on New Year’s Eve, we tend to start thinking of all the ways we want to overhaul our lives, but what about our houses? Here are five pieces of inspiration for updating your space in the new year. This may also give you some ideas in a new home that you may be reviewing.

1. Go bold. Paint an accent wall or a piece of furniture an of-the-moment, intense hue – like bright blue, fuchsia, kelly green or purple.

2. Embrace nature. Lacking a green thumb? Try succulents, which are some of the easiest plants to keep alive. Planters in natural materials like concrete and wood extend the organic feel.

3. Play with patterns. Geometric patterns continue to dominate décor designs. Integrate them into your space in a low-stakes way through patterned throw pillows or removable wallpaper.

4. Head toward the fringes. Textile trends are leading toward the tactile, with fringe popping up on everything from bedding to curtains to ottomans.

5. Gild it. Metallic accents make a room pop, and today’s tones can be mixed and layered, so consider trying brass serving trays with polished nickel cabinet pulls.

The Great Catsby Fundraiser for Athens Area Humane Society

We’re happy to be this year’s presenting sponsor for the inaugural Great Catsby fundraiser for the Athens Area Humane Society! Team JWA has a love for animals, and we’re excited to be a part of this event to help expand facilities and services at the AAHS.

The Great Catsby is a festive gala to help AAHS raise funds for the building of a larger, more accessible facility. A new facility will allow AAHS to increase the number of animals rescued and adopted each year. In addition, it would allow AAHS to expand spay/neuter operations and allow for more volunteer opportunities and community involvement at the shelter. They have really outgrown our current facility and desperately need to make strides toward a new one.

The event will include a festive decor with a “roaring ’20s” theme, a live 7-piece jazz band, dancing, complimentary food and beverages, a silent auction, and garden tours at the beautiful State Botanical Garden of Georgia.
